Tenant Fee Structure

Our full list of fixed fees payable by Tenant’s is detailed below, including what the fees cover and also when they will become payable:

Before you Move In:

  • Tenant Set-Up Fee of £75.00. This covers assistance with completing vetting forms for up to two tenants, referencing of up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current and/or previous employers/landlords and any other relevant information to assess affordability), contract negotiation (amending and agreeing terms), and arranging the tenancy and agreement. We will also meet you on your move in date to give you the keys and a general property induction. This will include explaining how appliances function and taking meter readings for utilities. If applicable, we will also prepare an Inventory and Schedule of Condition of the property. Your deposit will also be registered with the Deposit Protection Scheme. This fee is only chargeable upon the tenancy being signed.

  • Additional Tenant fee is chargeable at £10.00 per tenant. This covers processing the application, associated paperwork and referencing as detailed above.

  • Guarantor Fee of £25.00. This covers assistance with completing guarantor forms, including completing any necessary credit checks of the Guarantor & preparing a Deed of Guarantee for them to sign, as part of the tenancy agreement.

During your Tenancy:

  • Amendment/renewal Fee of £25.00. This covers amending and updating the terms of the tenancy and arranging a new tenancy agreement at the tenant’s request.

Ending your Tenancy:

  • Check Out Fee of £25.00. This covers attending the property to undertake an updated Schedule of Condition based on the original Inventory (if applicable), negotiating repayment of the security deposit, receiving the keys back for the property, taking meter readings for utilities.

  • Future Landlord Reference Fee of £25.00. This covers collating information and preparing a reference for a future Landlord or Letting Agent.

Other Fees & Charges:

  • Lost security items – If the keys to the property are lost we will charge £75.00 to replace the lock to each affected door, so that the tenant(s) can be supplied with a new set of keys and we will also retain a spare set in the office in case of emergencies.

  • Unpaid Rent/Returned payments – Interest is charged at 8% above Bank of England Base Rate from the date due. Any returned payments will also incur additional costs which will be set at the amount which we will be charged by our bank, Barclays.
