Full Management of Existing Tenancy

5% of the rent per month for the first 6 months then only 10% thereafter with no contract to tie you in

                                                      


  • Change tenancy details to Etheridge Estates agreement,
  • Option of rent collection (with immediate transfer) and rent statements for your personal returns,
  • Assistance with rental arrears issues and eviction of tenants,
  • Provision of expert Legal Advice, service of notices and Court representation if necessary at a fixed additional cost (Costs available upon request),
  • Transfer of deposit handling and protection with the Government backed Deposit Protection Service’s custodial scheme,
  • Property inspections (6 month inspection, twice within the first year then once every 12 month thereafter. More frequently are chargeable at £35.00 per inspection.
  • Tenancy renewal after expiration of fixed term of tenancy,
  • Fully trained and staffed office during working hours,
  • 24 hour emergency contact number for tenants and landlords,
  • Arranging for all necessary repairs and maintenance works to be carried out using our full in-house maintenance team. Including organising the annual gas safety check (CP12), Energy
  • Performance Certificate (EPC) and other legally required items,
  • Our fully qualified and skilled maintenance team offer a 24 hour service. They work to set timescales and also include a Gas Safe registered plumber/gas engineer and NAPIT registered
  • electricians who can provide emergency call-outs, and
  • Reduced rates on all maintenance works.

  • Drafting tenancy agreements and Deeds of Guarantee,
  • Organising utilities/accrued utilities debt,
  • Notifying Council Tax of change of liability,
  • Option of rent collection (with immediate transfer and monthly rent statements),
  • Always get your rent collected – 100% of the rent was collected on properties we managed in 2015 to 2018
  • Assistance with rental arrears issues and eviction of tenants,
  • Provision of expert Legal Advice, service of notices and Court representation if necessary at a fixed additional cost (available upon request),
  • Option of deposit handling and protection with the Government backed Deposit Protection Service’s scheme,
  • Property inspections twice in first year then annually thereafter,
  • Tenancy Renewal after expiration of fixed term of tenancy,

Additional Services

We are also able to carry out a rent review for a fixed fee of £50.00. This fee includes reviewing rent in accordance with current prevailing market condition and advising the Landlord, negotiating with the Tenant, directing the tenant to make payment change as appropriate, updating the tenancy agreement, and serving a Section 13 notice if the tenancy is on a rolling monthly basis.

  • We also carry out any minor repairs for ‘FREE’ if they can be rectified at the time of inspection
